Getting Repairs Done On Your Apartment

Karen Stiles

One of the most common complaints that we get each year is from tenants who can’t seem to get their landlord to make some needed repairs. If you are having a problem getting repairs done, here is what you can do:
• First, do not wait to report a problem. In order to get help from other sources, you need to be sure that you let your landlord know of the problem in a timely manner and that you allow adequate time for the problem to be resolved.
• When contacting your landlord, be sure to document the problem in writing, including pictures and the date that you reported the problem, and keep a copy for your records. .
• If you cannot get your landlord to respond, contact your city’s department of neighborhood services or the city’s building services department to explain the problem and ask for help. You might also be able to get help from Community Advocates.
• Although it may be tempting to with hold rent payments, do not do this unless you have worked out a rent abatement or withholding agreement with neighborhood services. Failure to pay rent can result in eviction.
Although your city and Community Advocates can be helpful in getting action for landlord/tenant issues, keep in mind, sometimes your situation may be severe enough that you need to vacate the premises and possibly file a lawsuit.
